Clues that deserve a closer look

Look for cool areas, softened paint, bubbling texture, swollen baseboard, rusty fasteners, discoloration, or a musty odor that becomes stronger when the room is closed.

• A stain that grows after plumbing use
• Wall texture lifting near the floor
• Baseboard separating from the wall
• Ant activity near a damp wall
• Higher moisture readings than an unaffected area

Meters confirm what eyes cannot

Thermal imaging can identify unusual surface-temperature patterns, but it does not see through walls. Suspicious patterns should be checked with moisture meters and an inspection of likely sources.

Small strategic openings may be necessary when insulation is wet or the source cannot be confirmed. Targeted checks are more useful than opening large areas without a moisture map.

Fix the source before cosmetic repairs

New paint will not solve an active supply leak, roof entry, drain failure, or condensate problem. Correct the source, remove unsalvageable material, dry what can be saved, then repair finishes.
